Six checks worth making

A viewing and a written agreement matter more than a convincing message or a rushed deadline.

  1. See the home

    Visit in person where you safely can. Never rely only on photographs, video or a social profile.

  2. Check who is letting it

    Ask the landlord or agent to show who they are and that they have authority to let the property.

  3. Read the whole agreement

    Check the rent, bills, deposit, term, notice rules and every fee before signing or transferring money.

  4. Protect the deposit

    For most private tenancies the landlord must protect the deposit in a government-backed scheme and provide the prescribed information.

  5. Check safety documents

    Ask for the energy certificate, gas-safety record where gas is fitted, electrical report and smoke or carbon-monoxide alarm information.

  6. Keep a record

    Save the advert, agreement, inventory, receipts and messages. Photograph the condition and meter readings when you move in.
